Who is Strata Heritage?

Strata Heritage Pty Ltd is an independent heritage consultancy based in Gippsland, working across Melbourne and regional Victoria. We are a listed Heritage Advisory practice providing Aboriginal cultural heritage and historical heritage consulting services to developers, planners, builders, councils, infrastructure providers, and private landowners.


Our work is grounded in a genuine respect for Country and a practical understanding of the planning and development system. We deliver clear, evidence-based advice that helps clients meet their legal obligations, reduce project delays, and make informed decisions — without unnecessary complexity.

Our Heritage Expertise and Experience

Expertise

Our lead consultant, Andrew, brings close to 20 years of experience in heritage management across Australia. 


He holds master's-level qualifications in both archaeology and anthropology and is a registered Heritage Advisor. Andrew's career spans fieldwork in the mining regions of Western Australia, public sector roles procuring and reviewing CHMPs and permits under the Aboriginal Heritage Act, and leading large-scale heritage management programs for major infrastructure projects. Is my land in an area of cultural heritage sensitivity?

 A CHMP is required when your project is both a high-impact activity (such as subdivision, construction, or road works) and located within an area of cultural heritage sensitivity under the Aboriginal Heritage Act 2006. Where required, planning permits cannot be issued until the CHMP is approved.

 Areas of cultural heritage sensitivity include land within 200 metres of a waterway, coastal land, volcanic landscapes, and land near a registered Aboriginal cultural heritage place. Do I need a Heritage Impact Statement for my permit?

 A Heritage Impact Statement (HIS) is required for most planning permit applications involving a Heritage Overlay property, and is mandatory for all Heritage Victoria permit applications for places on the Victorian Heritage Register. It is the key document through which decision-makers assess whether proposed works are appropriate.

Do I need a Heritage Impact Statement for my permit?

A Heritage Overlay is a planning control applied by local councils to protect places of cultural or historical significance under the Planning and Environment Act 1987. If your property is affected, a planning permit may be required before works including demolition, alterations, new construction, or subdivision can proceed.
